Plot file hoti kya hai?

"File" wo documents ka set hai jo aap ke plot par haq sabit karta hai — aksar tab jab physical possession ya construction abhi na hui ho. Is mein allotment letter, transfer letters, payment receipts, aur society ki taraf se confirmation shamil hoti hai. File market mein quickly flip hoti hai, is liye records messy ho sakte hain aur fraud easy ho jata hai.

File aur registry/mutation alag cheezein hain — file society level par hoti hai; registry sub-registrar ke paas land record mein entry hoti hai. Dono verify karna important hai jahan applicable ho.

Kaun se documents seller se maangein?

  • Original allotment / intimation letter — society ya authority ki taraf se.
  • Poori transfer chain — sirf aakhri transfer nahi, tamam previous transfers.
  • Development charges ki tamam receipts — koi dues baqi na hon.
  • Seller ka CNIC — file par naam se match kare.
  • Society NOC aur approved layout — project legal hai ya nahi.
  • Non-dues / clearance certificate — jahan available ho.

Photocopies easily alter ho sakti hain. Seller jo originals dikhane se bache — ye pehla red flag hai.

Step 1: Society office mein verify karein

File le kar society ke official transfer/records office jayein — dealer ki shop nahi. Teen cheezein confirm karwaein: (1) plot un ke record mein exist karta hai, (2) current seller ke naam par registered hai, (3) koi outstanding dues, hold, dispute ya duplicate entry nahi hai.

Likhit confirmation maangein jahan possible ho. Verbal "theek hai" kaafi nahi — baad mein proof chahiye hota hai. Plot number, block, size, aur owner name apni notes mein likh lein jo office ne confirm kiya.

Step 2: CDA / RDA se authority check

Islamabad/Rawalpindi area mein CDA ya RDA se confirm karein ke society approved hai aur aap ka specific sector/block approved layout ka hissa hai. Kabhi society "approved" hoti hai lekin aap ka block abhi unapproved ho — ye partial approval trap hai.

Authority ki website, office, ya helpline se verify karein. Dealer ki "CDA approved hai" ki baat bina independent check ke accept na karein.

Step 3: Double-sale aur litigation check

Society se likhit ya official tareeqe se poochein ke plot par koi litigation, court attachment, ya doosra claim to nahi. Agar registry/mutation exist karti hai to sub-registrar ke records cross-check karein. Same plot number do alag logon ke naam par ho to deal immediately stop karein.

Dealer jo written confirmation se bache ya "jaldi karo warna chala jayega" pressure de — suspicious treat karein.

Step 4: Dealer verify karein

Dealer ka office, registration (jahan applicable), aur reputation check karein. Agreement mein dealer ka naam ho. Payment kabhi personal mobile account mein na bhejein — society ke official account ya bank pay order/cross cheque prefer karein. Har payment ki receipt lein.

Acha dealer verification mein help karta hai; bura dealer process skip karwana chahta hai. Dealer par blind trust fraud ka sab se common reason hai.

  • Sirf photocopies — originals nahi dikhaye jate.
  • Rate market se bohat neeche — "too good to be true".
